M&E Engineer

Location: West London
Rate: £26.85 per hour (Umbrella)

Job Overview:

We are seeking a skilled M&E Engineer to join a West London Local Authority, providing essential building services support at the main London Borough Office. Working under the general direction of the Building Services manager you will play a critical role in ensuring the safe and reliable operation of the building’s fabric infrastructure and life safety systems. This position involves a mix of planned and preventative maintenance (PPM) to maintain the integrity of the council’s facilities.

Key Responsibilities:

  • Inspections & Maintenance: Conduct inspections, preventive maintenance, and repairs on building systems, including HVAC, plumbing, electrical, fire safety equipment, and general building fabric.
  • Log Maintenance: Maintain detailed logs for review by FM and Health & Safety staff; escalate any concerns immediately.
  • PPM & Reactive Maintenance: Execute routines unsupervised, focusing on PPMs for electrical systems and mechanical plant.
  • System Monitoring & Fault-Finding:
    • BMS System: Regular monitoring.
    • DALI Lighting: Fault-finding, lamping, and changing drivers.
    • Emergency Lighting: Perform checks and tests.
    • Air Conditioning: Service air handling units and fan coil units, including filter changes and cleaning.
    • Chillers: Perform resets as required.
    • L8 Compliance: Conduct temperature checks and TMV adjustments.
    • Plumbing: Handle small repairs and unblock toilets.
    • Fire Alarm: Conduct regular checks and tests.
    • Pumps & Motors: Maintenance and repair tasks.
    • UPS Systems & Generators: Ensure continuous power supply and functionality.
    • Power Distribution: Maintenance of distribution systems.
    • Boilers, PAT Testing, Calorifiers, Sprinklers: Regular checks and maintenance tasks.
    • General Building Fabric: Perform maintenance to uphold building integrity.
    • Logbooks & Flushings: Complete all necessary logbooks and flushing tasks.

Requirements:

  • Experience: Minimum of 3 years of experience in building services.
  • Qualifications: City & Guilds in a trade, with a Level 3 qualification in electrical or mechanical/HVAC systems.
