Building Maintenance Engineer
Location: West London
Pay Rate: £26.85 per hour (Umbrella)

A West London Local Authority is seeking an experienced Building Maintenance Engineer to join their Facilities Management team. This role involves performing inspections, preventive maintenance, and repairs on a variety of building systems, including HVAC, plumbing, electrical, fire safety equipment, and general building fabric.

Key Responsibilities:
  • Perform Preventive Planned Maintenance (PPM) and Reactive maintenance independently.
  • Inspect and maintain electrical systems and mechanical plant equipment.
  • Monitor Building Management Systems (BMS).
  • Fault-find and perform maintenance on DALI lighting systems, including lamping and changing drivers.
  • Conduct emergency lighting checks and tests.
  • Maintain air conditioning systems, air handling units, and fan coil units (filter changes and cleaning).
  • Reset chillers and adjust TMVs in compliance with L8 guidelines (temperature checks).
  • Handle small plumbing repairs, including unblocking toilets.
  • Perform fire alarm tests and checks.
  • Maintain pumps, motors, UPS systems, generators, power distribution, and boilers.
  • Conduct Portable Appliance Testing (PAT), calorifier maintenance, and sprinkler system checks.
  • Ensure general building fabric is maintained and complete all required logbooks.
  • Carry out flushing tasks in compliance with health and safety standards.
Essential Qualifications & Experience:
  • Minimum of 3 years' experience in building services maintenance.
  • City & Guilds Level 3 qualification in Electrical, Mechanical, or HVAC trade.
  • Strong knowledge of mechanical and electrical systems, and experience with the following:
    • Air conditioning units
    • Emergency lighting
    • Chillers and boilers
    • Fire alarms
    • Plumbing and general repairs
