Building Maintenance Engineer

This role involves performing inspections, preventive maintenance, and repairs on a variety of building systems, including HVAC, plumbing, electrical, fire safety equipment, and general building fabric.

A West London Local Authority is seeking an experienced Building Maintenance Engineer to join their Facilities Management team. This role involves performing inspections, preventive maintenance, and repairs on a variety of building systems, including HVAC, plumbing, electrical, fire safety equipment, and general building fabric.
Key Responsibilities:
- Perform Preventive Planned Maintenance (PPM) and Reactive maintenance independently.
- Inspect and maintain electrical systems and mechanical plant equipment.
- Monitor Building Management Systems (BMS).
- Fault-find and perform maintenance on DALI lighting systems, including lamping and changing drivers.
- Conduct emergency lighting checks and tests.
- Maintain air conditioning systems, air handling units, and fan coil units (filter changes and cleaning).
- Reset chillers and adjust TMVs in compliance with L8 guidelines (temperature checks).
- Handle small plumbing repairs, including unblocking toilets.
- Perform fire alarm tests and checks.
- Maintain pumps, motors, UPS systems, generators, power distribution, and boilers.
- Conduct Portable Appliance Testing (PAT), calorifier maintenance, and sprinkler system checks.
- Ensure general building fabric is maintained and complete all required logbooks.
- Carry out flushing tasks in compliance with health and safety standards.
- Minimum of 3 years' experience in building services maintenance.
- City & Guilds Level 3 qualification in Electrical, Mechanical, or HVAC trade.
- Strong knowledge of mechanical and electrical systems, and experience with the following:
- Air conditioning units
- Emergency lighting
- Chillers and boilers
- Fire alarms
- Plumbing and general repairs
